BREEAM-NL for whom? Owners, developers and investors
BREEAM-NL is a voluntary certification mark for anyone involved in sustainable buildings: property owners, project developers, investors, facility managers and construction companies. The certification mark is managed by the Dutch Green Building Council . The value differs by role. An owner wants rentable property. An investor wants demonstrable ESG performance. A developer wants to make its project stand out. The concrete benefits for each target group are set out below, including the financial benefits through MIA and Vamil. Which level you need depends on your goal.
BREEAM-NL is not mandatory. But pressure from the market is increasing: tenants set requirements, financiers link terms to sustainability, and tenders increasingly ask for demonstrable sustainability scores.

A BREEAM-NL certificate increases the appeal of your property to tenants and buyers. Certified buildings are easier to let, command higher rents and hold their value better as the market becomes more sustainable.
You can certify existing buildings through the In-Use scheme. You do not need to renovate to start: the scheme also looks at how the building is managed.
A concrete example: the owner of an office complex with three buildings has all three certified through In-Use. The management policy is tightened, the data is recorded and the score is visible to potential tenants. The result: a better position in lease negotiations.
Why now?
The demand for BREEAM certification is growing, not shrinking. Three developments reinforce this:
Lettability. Large tenants set sustainability requirements. A property without a certificate will over time become harder to let, certainly in the prime location market.
Financing. Banks and financiers increasingly link interest terms to the sustainability score of property. Green finance requires demonstrable evidence.
Tax benefit. Through MIA and Vamil, part of the additional cost of sustainability can be recovered. More explanation is on the page subsidies and tax benefits.
BREEAM-NL is voluntary, but in the market it is increasingly treated as the de facto standard for serious property. Start early: entering later costs more and delivers less.
