What does a NEN 2767 condition assessment cost and how long does it take?
A condition assessment under NEN 2767 has no fixed price. The costs depend mainly on the size of the object, the number of building parts you have assessed and how detailed the report is. A single home costs a different amount from an owners’ association (VvE) complex or an office building.
The method is set out in NEN 2767-1+C1:2019 . That standard determines what the inspector measures, not what they charge. Always read quotes alongside the element list, because that list shows which components are measured.
The lead time depends on the same factors: the size and accessibility of the object. You can see the full process from assignment to report on the step-by-step page.
Request at least two quotes and compare them side by side. Only compare quotes that name the same elements and the same depth of report.
What does the standard itself cost?
If you want to read the standard yourself, you buy it from NEN. The price of the standard is listed on nen.nl . Check the amount there, as prices can change.
| Document | Topic |
|---|---|
| NEN 2767-1+C1:2019 (Dutch edition) | Method for the condition assessment |
| NEN 2767-2 | Defect list for buildings |
What does training cost?
If you carry out inspections yourself, you need knowledge of the method. Ask training providers what a course costs and what it includes. Prices differ per provider.
What determines the price of a condition assessment?
Inspection firms consistently cite the same factors. Once you know them, you understand why quotes can differ so much.
| Factor | Why it affects the price |
|---|---|
| Size of the object | More square metres and more floors mean more time on site |
| Number of elements | Each element receives a score. A list of eighty elements takes more time than a list of twenty |
| Accessibility | Roofs, crawl spaces and enclosed shafts cost extra time or equipment |
| Depth of report | A brief overview costs less than a report with photos and a description per defect |
| Re-inspection | A second measurement of the same elements goes faster, because the list is already in place |
Price per type of object
The type of object determines what is measured and what you should ask the provider.
| Object | What is measured | Ask the provider this |
|---|---|---|
| Home | Elements of one home, such as façade, roof, window frames and installations | Is the assessment offered per home or per block? |
| VvE complex | Shared parts and the building parts of all homes | Are the private parts excluded from the quote? |
| Non-residential (utiliteit) | Office, school or business premises, often with several floors | What does the assessment cost per floor? |
| Infrastructure | Roads, bridges and structures, under NEN 2767-4 | Which version of the standard does the provider use? |
Fictional example: VvE De Lindenhof has 48 homes across three blocks. The board requests two quotes. The first quote charges per home and does not mention the shared parts. The second quote charges per block and lists the shared parts separately. The board compares the quotes and sees that the difference lies in what is measured, not in the hourly rate.
How long does a condition assessment take?
A condition assessment runs in five steps. Most of the time is spent on the inspection on site and on turning the defects into a report.
Request and quote
You send the element list and a description of the object. The provider makes a quote based on this.
Preparation
The inspector reviews drawings, earlier reports and the element list. The better the file, the shorter this step.
Inspection on site
The inspector walks through the object and records the defects per element.
Processing and report
The defects are converted into condition scores. The report follows after that.
Discussion
You discuss the outcome. After that, you update the multi-year maintenance plan or your maintenance plan.
Ask the provider for the schedule per step in the quote. That way you can see where the time goes and check the lead time with the provider.
Common mistakes
- Looking only at the total price. Ask which elements are included and how detailed the report is.
- Not budgeting for repairs. The assessment produces a list of defects. The repairs come on top of that.
- Supplying the file late. Drawings and earlier reports are the quickest way to shorten the preparation.
Frequently asked questions about the costs of a NEN 2767 condition assessment
What does a condition assessment cost per home?
There is no fixed price per home. Ask for a quote per home and a quote for the complex, and compare them side by side. Check what is measured per home.
How long does a condition assessment of a VvE complex take?
That depends on the number of elements, the accessibility and the depth of the report. Ask for the schedule per step in the quote, so you can check the lead time.
Who pays for the condition assessment?
That is set by the decision or the assignment. In a VvE, the members’ meeting or the board usually decides on the assignment. Ask your VvE manager or the client.
